Wife got home from work and I went out to the garage to help unload groceries and my water heater was leaking from the bottom. Tank just went out of warranty. Called my plumber and he was here within the hour with a new water and expansion tank. Just left a few minutes ago and said they will send me the bill. I'm sure i'm looking at least $900. A great way to start the weekend. Could have been worse it could have happened after hours.
 
I feel your pain. I was moving stuff around in our garage last year, when I noticed a trail of water coming from the cabinet the water heater is in. Went to Lowes and bought another one, should have measured the height. New one was higher than the old one, so had to reroute the plumbing to accommodate the taller tank. Didn't feel like loading the tank back into my truck, returning it, buying the shorter one, driving home, unloading it from the truck and installing it late at night.
 
I'll be lucky if the tank lasts 6 years! Our water is terrible here and have never had a tank last more than 6 years
Maybe try changing the anode rod in 3 yrs. You can also drain and flush the heater every spring. You'd be surprised at the gunk that comes out. That gunk and the anode rod that's been ate up and nothing left of it is what's making your tanks probably not last as long. Once the anode rod is gone all those gremlins start feasting on other things, namely your tank.

Tank gets flushed twice a year, spring and fall.
 
You guys must be buying top shelf water heaters. I put a 55 gallon in my house about 6 years ago. I think it cost me $400. I did put it in myself though.
5 years or so ago, and just under $400. only trouble was could only get about half the water out so hand to man handle the damn thing out by myself. One lame sore crimpled up cat for a couple of days after. I'm getting too old for that :poop:
Did the boys this last summer About $600 delivered out into the willy wags. SO much easier when they are empty.:)
