What are you doing right now??

Having coffee w/ IC.
Funny thing, I got my 9mm magazines yesterday and they arrived in stealth fashion. I had checked the tracking daily and each time, there wasn't any notice of it going anywhere. I even checked once or twice yesterday and then they just showed up. I kept thinking about one of you saying they announce shipments with a tracking number so they can charge your credit card. I find that to be both sneaky and annoying. Anyway, they're here so I can quit with the conspiracy theories, at least about them.

Have you heard back? Water wells are my specialty....

Drilled well, submersible 1 hp pump @ 160 ft with a two year old bladder tank with a 40/60 switch feeding two dwellings. The pump runs constantly, so I am turning it off and on as needed at the breaker box. Builds 40 psi but no more, and I haven't heard the switch click on/off in about two months. My first indications that there was a problem was decreased pressure and a huge electric bill. The water is plentiful, clear and free of debris, but there is always some air on restart.

I powered off and drained down the bladder tank and discovered the air pressure was low, I aired it up but nothing changed. The well company thinks it a down pipe or bladder tank problem... they are scheduled to arrive sometime Thursday.

wife and i are going later tonight to our son's house for an "eve" dinner.....a rather traditional thing we have done for decades. many times, the "eve" of christmas is more of a holiday.

the others will be there as well, meaning, food, cookies, at least 1 present for each child can be opened, and maybe if i behave myself, i'll get my Red Ryder BB gun....

if not, imma gonna go back and pee on someone's lap

then christmas day, we all gather at one of our daughters house, where the wife and i bring lasagna, as a "pot luck" dinner gets sucked up.

My money is on a hole in your drop pipe, or a crack, or a failed joint in the string. That would explain never shutting off, only building to a limited pressure, as well an air bubble when you turn it back on manually. Could also be the tank, but more likely a hole in your pipe. Good luck.

Be prepared for the pump guys to suggest a new pump. When they run for weeks-on-end, they can overheat (without proper flow of water over the motor), and drastically shorten the life of the motor. A modern submersible is not likely to last more than 20 years under optimal usage (what's happened with yours is not optimal). Most modern tanks will last 10-15 years...

Thank you!

Is there a particular brand of 1 hp submersible well pumps that is better than others?

Any brand that professional offers for sale is generally good. Goulds/Xylem, Franklin Electric, Sta-Rite, Berkeley, Myers, AY McDonald, Grundfos, Flint and Walling....all good main-stream options in the industry.

You might do some research if your guys recommend a VFD installation. I sell hundreds of these every year, and unanticipated issues can arise. Since you have a traditional pressure switch set-up...I might stick with that...

Just got back from a Costco run and other stops. Traffic was terrible and on the way home multiple accidents on the freeway and a brush fire.
But at my last stop, I saw a used Kimber 1911 lightweight in 9mm. Price said $670. Asked how many mags....1. Asked what his best price right now was. $450. I said sold. It looks brand new, no marks or wear (without breaking it down). I'll post pictures later.
Dang nice, happy early christmas present to you

Read what you mentioned about giving them time to heat house before you start turning off gas. Very nice seeing such considerate customer service along with a strong work ethic. Well done...
Me and the boy ( that is, the 30 year old combat vet on the truck with me who serves as my laborer) have it down to a science. You can almost never tell we were there when we're done other than the brand new pipes and equipment on the side of your house. My backfilling and sod saving is above reproach. And we do it fast enough we never have more than a 2 degree drop in temperature inside the house. Above everything else we pride ourselves on doing the job right, making it look very good and limiting customer inconvenience.

With a job like this it's the only sense of accomplishment I get. I really do miss being a carpenter/contractor.

A man who takes pride in work.
